An example is the case of an apartment of 45 square meters of the T2 class of the Alta Baiona, whose maximum price is set at 603 euros when it reaches 850 euros.

The maximum price will be set according to various criteria (geographical area, number of rooms, year of construction, if the house has furniture or is empty...). It shall also apply exclusively to new leasing contracts, without affecting existing contracts or those residing in a rented social housing.

"It's the result of social mobilization."

The President of the Commonwealth, Jean René Etchegaray, explained that the aim of the rule is "to combat the over-pricing of rents and prices in order to protect the purchasing power of citizens". Meanwhile, the EH Bai coalition has stated that "it is an important step towards guaranteeing the right to housing". "It is the result of social mobilization, consensus building in the territory and collective struggle," he added. The Abertzale Alda association, which works to defend the right to housing, has also highlighted the role of civil society and has added that to demonstrate the effectiveness of the standard it will be necessary to adopt "control measures". The prefect of the Atlantic Pyrenees has pointed out that the owner who does not comply with the new rules could be fined up to EUR 5,000.
